Additional Details

This is a charming property that used to be an old hunting lodge around 200 years ago. It has huge character and is in a very peaceful setting. The house is approached from a very quiet lane, then onto the large front driveway.

7.70m x 5.30m
The property is entered from the front and directly into the open plan reception/kitchen/dining room. It has a white ceramic floor, underfloor heating, two double glazed windows to the front, exposed beams, a door to the rear garden, a fitted kitchen with an Aga cooker set in the stone fireplace and room for a table and chairs. The walls have all been lime plastered and insulation of 150mm fitted. Some plastering is needed to finish the room off.

5.80m x 4.80m
A door leads into a second room which has underfloor heating, a ceramic floor, two double glazed windows and a stable door to the garden, double doors to the side and exposed beams. Some walls need plastering and the underfloor heating needs connecting to the boiler. There is a mezzanine above with storage. This could be either a bedroom/reception or office.

2.50m x 1.40m
Off from the last room is the wet room. It has a white ceramic floor, WC, washbasin, and the waste is all finished. It needs a small amount of plasterboard finished and some plastering. The shower will need to be fitted.

5.20m x 5.20m
The staircase from the ground floor, leads up to the first-floor bedroom. This room is huge, with 3 windows, two radiators, a wooden floor, built-in-wardrobe, and the main feature is the fireplace with log burner. This is another room that has finishing off to do, but mainly just plastering. There is a wooden staircase to the second floor.

2.30m x 1.70m
In the corner of the bedroom is a fitted shower room. It has shower, WC, bidet, heated towel rail, washbasin, wooden floor, and an extractor fan. This room just needs some plastering to finish it.

3.50m x 3.50m
The wooden stairs lead up to the second floor. There are two further rooms on this floor that can be used as bedrooms. The first has chipboard flooring, two Velux windows and needs plastering to finish it.

3.50m x 3.30m
The second room has chipboard flooring, two velux windows and needs plastering and a small amount of plasterboard to finish it.

5.50m x 4.30m
The property comes with an attached building that has all the walls and stone in the garden to re-build parts of it. There is permission to re-build the garage and it wouldn't surprise me, if you wanted to, you could easily get permission to incorporate it into the house. In this area there is the oil tank and the oil boiler.

The land has been sectioned off, so that the back of the property has a generous size garden, laid to lawn. It has the conforming septic tank and a soak away for the rainwater. There is access from here into the large woodland.

The garden then feeds out into the woodland that comes with the property. If you love the outdoors, then this place has its own forest, with secret little areas and paths cut in through the land. It is a beautiful, tranquil space. There are some fruit trees and even a hidden greenhouse. The owner also tells me the commercial loggers come in around every 4-5 years and pay good money for the wood.

The property needs some finishing off. It is basically all plastering, with a few small areas missing plasterboard. The wet room needs a shower and the underfloor heating needs connecting to the boiler but is partly finished. All the walls have been limed and there is good insulation in the house. It has oil fired central heating, as well as two wood burners.

This is a charming property in a peaceful setting. It is liveable straight away, whilst you can finish off the plastering. Most of the hard work has been done for you by the current owner, but he was unable to finish the work due to work commitments.
