This property offers a unique opportunity to purchase 4 fishing lakes set in 85 acres of mixed woodland. The present owners have developed and stocked 3 of the lakes the and are now offer fishing holidays. The business is in its early stages and is ripe for further development.

The lakes and the surrounding woodland nestle in a picturesque former quarry located in the heart of rural Brittany. There is a village a short drive away with shops and bar, and a thriving market town within 10 minutes drive.

The property has a fascinating history, with traces still in evidence to this day. It was a botanical garden and arboretum at one time and many of the trees date from that time. The lakes were allowed to fill naturally over time and have now been developed specifically for fishing. The present owners have spent time and money creating the ideal environment and facilities for the most discerning fishermen. The development is ongoing; single and double swims have now been put in place, and one of the lakes has an island which is accessible to fishermen.

There are 4 lakes, 3 of which are stocked with a variety of fish, including carp, mirrors, commons and cats.

There are already facilities in place for visitors to the lakes. There is a shower/WC block close to lakes, which has hot and cold water, separate male and female facilities and disabled access. Overlooking one of the lakes is a huge building which provides cooking and eating facilities.

The most exciting element of this property is the scope for development of the business. Planning permission has been granted for 3 log cabins, a 20-pitch campsite, and the creation of 3 apartments in an existing building. At present, it is possible for visitors to bring their own tents, and each lake has vehicular access, and parking.

A private tree-lined lane leads from the communal road to the property and this continues down to the Lakes. There is a huge agricultural building set back from the lane with hardstanding and an enormous open hangar behind. It has electrics and water and is surrounded by land, with a vegetable garden and a chicken run.

Lake 1

The lane meanders its way down to Lake 1, offering tantalising glimpses through the trees, and eventually leads round to the lake and the massive building, named Le Château, which overlooks the water. The lake measures 4 acres and is surrounded by woodland.
Le Château is divided into two sections. It has large double doors on the front, and electrics and water and a concrete floor. The left hand side of the building (16m x 15m) is used for storing fishing equipment and is completely separate from the other part.
The right hand side (15m x 19m) provides an anglers' kitchen, and recreational area, even fitted with a woodburning stove.

The shower and toilet block is situated behind Le Château. As previously mentioned, there is disabled access, and separate male and female facilities, which include 2 showers, 3 WC's and 2 sinks on each side.

Lake 2

This lake measures 6 acres and again is surrounded by woodland. There is an island which is accessible to fishermen.
The plot for the log cabins is close to Lake 2 and there is a track which separates Lake 2 and 3.

Lake 3

This is the largest of the four lakes measuring 15 acres in total, surrounded by woodland with tracks leading round giving access to the lake.

Lake 4

This lake measures 4 acres. There is plenty of space to access the lake by car, and for pitching a bivvy.

It is difficult to do this property justice with words, and hopefully the photos will give a better impression, but without doubt, a visit is the only way to fully appreciate the sheer beauty of this location. It would certainly appeal to fishermen, but also to those who love the outdoors and nature. This is a rare find for someone who wishes to expand the current business whilst enjoying the best that Brittany can offer in the way of peace, tranquillity and breathtaking scenery.
